RESIDENT SELECTION CRITERIA
Equal Housing: This community does not discriminate on the basis or race, color, sex, religion, disability, familial status, sexual orientation or national origin. This community complies will all standards of the Americans with Disabilities Act and the Fair Housing Act.
Identification: All visitors must present a current government issued photo identification prior to viewing the community or picking up keys. Acceptable forms of identification include: Valid state issued driver's license, valid state issued ID card, a valid Military ID card, a valid passport or a U.S. Immigration and Naturalization Service issued VISA.
Occupants: Occupancy will be limited to no more than two (2) persons in a one-bedroom apartment, four (4) person in a two bedroom apartment or (6) per on in a three-bedroom apartment. All adult occupants will be considered responsible under the apartment Lease Agreement and will be asked to sign the Lease Agreement as a resident.
Application for Residency: Applicant must be at least 18 years of age. An application for residency must be completed and maintained for each applicant, 18 years or older, who will be living in the apartment and/or contributing to the payment of rent.
Pet Policy: All pets must be approved by management prior to occupancy. All pets approved by management must provide records indicating the pet is current on requisite vaccines. No more than two (2) pets are permitted per apartment. A non-refundable pet fee must be paid prior to Applicant’s occupancy. Pets may be required to register through Pet Screening or other services.
Application for Residency: A non-refundable application fee is required to process an application. An Administration Fee must also be paid to hold an apartment off the market. The Administration Fee may only be refunded in the event that Applicant’s application is declined.
Qualifying Section
Credit History: An unsatisfactory credit report can disqualify an applicant from renting apartment home at this community. An unsatisfactory credit report is one which reflects past or current rental collections, bad debts, late payments or unpaid bills, liens, judgments or bankruptcies. Applicants declined for no credit history may quality with a higher deposit. Applicants who have recent filed for bankruptcy protection may qualify if the bankruptcy has been discharged and recent credit is good, a higher deposit will be required if it was discharged less than two (2) years before the date of the application.
Income: Applicants must have a verifiable income source. Income may be verified by any either: (i) pay stubs for two (2) consecutive pay periods consisting of one month of pay or (ii) proof of assets equal to three (3) times the rental amount for the lease term. Retired or self-employed applicants may be required to supply their most recent federal income tax return or a certified verification from their accountant or bank. A list of qualifying documents will be provided upon request.
Criminal Background Check: A criminal background check will be run on all applicant. An applicant will be denied in the event the applicant(s) have ever been convicted of a felony, or of a crime against a person or have been convicted, or of any other crime indicating that they could pose a threat to the apartment community, including but not limited to crimes relating to drugs. The applicant(s) may also be declined if they have received adjudication or have been charged with a felony or misdemeanor offense against a person within the past seven (7) years. An automatic denial will occur should an applicant appear on the lists of know terrorists or sex offenders and wanted fugitives as provided by federal, state and local law enforcement agencies, including but not limited to the Office of Foreign Asset Control (OFAC) and the Federal Bureau of Investigation.
Guarantors: Guarantors will be accepted for income verification purposes only/ The Guarantor must complete an Application for Residency and meet the Resident Selection Criteria described herein. A Guarantor will be a SIGNATORY on the Lease Agreement and will be fully responsible for the Lease Agreement if the occupying resident(s) default on the Lease Agreement.
Notification: Applicants will be informed of the status of their fully completed application by telephone, within five (5) business days from submitting the application and administration fee. If the Applicant’s application is rejected, the Applicant will be mailed an adverse action letter by the screening company. The adverse action letter will include information on how the Applicant can contact the screening to request copies of the information used to determine eligibility for occupancy. Management is not responsible for inaccuracies contained in any information obtained and is not permitted to provide details to the Applicant regarding said information.
